2550 Irving Street

2550 Irving Street
San Francisco, California

Miller Company is working with Pyatok Architects, Tenderloin Neighborhood Development Corporation (TNDC), and the City of San Francisco to deliver much-needed well-designed affordable housing to the Sunset District. The project will introduce an all-electric building of 90 units, resident amenities, and community resources to a half-acre infill site along the Irving Street commercial corridor. The site is ideally suited for transit-oriented homes meeting a significant demand in the Sunset.

The community-confirmed project design draws on neighborhood patterns to create a contemporary interpretation of nearby mid-rises. The building is organized around an open-air ground floor lobby that connects the mid-block main entrance through to a verdant rear yard. A rooftop urban farm and lounge enjoy views of the neighborhood, Golden Gate Park, and out to the Marin Headlands. Public art incorporated into the streetscape will celebrate community identity and solidarity. Ground floor common spaces include a combined kitchen and lounge that open onto the backyard, a vehicular garage, a 100-capacity bike room, and a community-accessible “storefront” meeting room.

Among its ambitious sustainability goals, 2550 Irving is an International Living Future Institute (ILFI) Pilot Project. Along with its urban agriculture program, the project will support a robust photovoltaic system, space-efficient puzzle parking, and electric vehicle charging for every parking space. The project is also exploring mass timber over concrete podium construction. California’s Affordable Housing Density Bonus Program enabled the project to exceed zoned height limits, delivering more homes for at-risk San Franciscans.
